The first thing I ever modeled was a real estate underwriting tool back at my first job in 2012. The owner owned auto repair shops and also the real estate related to 13 locations. That was my first exposure to cap rates, DSCR, and analyzing real estate deals in general. I've come a long way from there and worked on 100s of custom builds from self-storage to mixed-use, industrial, retail / strip malls, and everything else you can think of.
